Construction is ramping up for a new mixed-use development at I-35 and Fox Lake. The site, 851 W. I-35 Service Road, is just north of Buffalo Wild Wings and Sam’s Club. The project broke ground three months ago and will eventually be a three-story, 40,000 sq. ft. building.

This site has a long history. Neglect and unpaid bills frustrated neighbors until the current owners took over and began making positive progress over a decade ago. Fox Lake Investment, LLC has owned the property since 2010 when it was sold out of bankruptcy from the previous developer. Fox Lake Investment donated 14 acres on the north end of this property to the City of Edmond to be used as a park and to connect the trail system.

Fox Lake Investments, Jim Tapp, Regent Bank, Miller Architect, and Ashton Gray have partnered together to complete the new development named The Regent Center @ Fox Lake North. Regent Bank will anchor the new building as their permanent Edmond location. Regent currently is serving Edmond out of a temporary facility at 223 S. Coltrane. The bank’s closest branch location is currently located on NW Expressway and Penn.

“Regent Bank is so excited to expand into Edmond. It is one of Oklahoma’s greatest cities,” Sean Kouplen, Chairman & CEO of Regent Bank, said in an announcement on the bank’s website.

Regent is a community bank founded in Nowata, Oklahoma and now serves Edmond, Bartlesville, Nowata, OKC, Tulsa, and Springfield, Missouri. Their primary focus is small and mid-market businesses with online tools and a personal touch. Darin Kent, the Regent’s OKC Market president, and Lewis Jones, the Edmond Market president, are both Edmond residents and very active in the community. “We are excited to have a location in the community that is more convenient for our current customers,” Lewis stated in a phone conversation. “Denver Green [with Ashton Gray] knew we were looking for a location, and this was a natural fit for us.”

The building is already 90% full. Other tenants will include the corporate offices of Provisional Concepts and Enhanced Dental. Provisional Concepts operates eight original restaurant concepts, with three scheduled to have locations in the new development.

“We’re thrilled to bring our corporate office and some of our most popular concepts to Fox Lake,” said Jeff Dixon, Founder of Provision Concepts. “Oklahomans love Hatch, Sidecar, and Chicken Foot, and we look forward to providing our guests with new and convenient locations during our continued path of exciting growth.”

Edmond residents are excited about the new development but will have to wait almost a year. The weather has been favorable for the last few months, which has helped construction crews make good progress. If the weather stays cooperative, then the completion date could be moved up.

“Realistically, we are planning on early 2023,” says Jones, “but we could be in by the end of 2022.”
